Exterior and Fire Damage Repair in Culver City
Vent, window, stucco and fire damage repair in Culver City, starting with how the attic, eaves and crawlspace take in air. From Fernhill Builders.
The first thing we look at on a Culver City visit is how the house breathes: every opening into the attic, the eaves and the crawlspace. Torn mesh, painted over louvers or a vent sitting low beside dry leaves will let an ember in long before a wall catches. From there we move to the windows and the base of the stucco, pressing on sills and taking moisture readings where water tends to collect.
What the wall shows
Stains and cracks are a map of where water has been. A streak under one window corner usually means the sill was never pan flashed. Diagonal cracks running off the corners of a door can point to a header that has shifted. A soft or crumbling stucco base often hides a weep screed buried under soil or paving, which holds water against the framing. Each fault goes onto the written scope with the repair it needs, so you can see which walls get opened, what gets fixed inside them and how each one is closed and finished again.
Hardening on any lot
Ember resistance is worth building in whether or not a lot is mapped for fire hazard. Old vents come out for listed ember resistant units, single glazing gives way to dual glazing that includes a tempered pane, and wood trim close to the ground can be remade in fiber cement. An open eave can take a noncombustible soffit whose vented panels let the attic breathe while shutting out sparks. We also close the gaps where gas, water and cable lines pass through the siding. Window size changes and structural repairs need a permit from the Culver City building division, and we prepare the drawings, file them and handle the inspections.
