Stucco & Exterior Walls in Inglewood
Do the windows have to come out for new stucco? On an Inglewood visit the answer comes from the openings. Fernhill Builders explains both paths.
Do the windows have to come out? Any owner can raise that on the first walk around an Inglewood house, and the answer depends on the opening itself. Fernhill Builders checks each frame, its flashing and the wall around it, then says which windows can stay in place and which need to be pulled to fix what sits behind them.
When the windows stay
A window in good shape, with a flange that is still sound, can stay while the stucco around it is repaired or replaced. The old plaster is cut back to the frame, new flashing tape laps the flange, and fresh plaster meets the frame with a clean joint. That route keeps the glass and trim untouched and limits the scope to the wall. It also keeps the interior finishes undisturbed around each opening. Each decision is made opening by opening and written into the scope.
When the windows come out
If water stains run from the head or sill, or the frame has rotted, or the flange was never flashed, pulling the window is the repair. The opening is rebuilt, a sill pan is added, and the window goes back in with flashing that sheds water onto the barrier. Replacing the frame is also the moment to step up to multi-pane tempered glass if the owner wants it. Each window is judged on its own frame, so a single bad one does not force the replacement of the rest.
Stucco & Exterior in Inglewood: common questions
Neither plaster on metal lath nor fiber cement lap siding will burn, and both pass when the whole wall is built with barrier, flashing and screed. Any city rules that apply are confirmed with the building department before the work is scoped.
Cracks that stay hairline in solid plaster can be patched and blended. Wide cracks, hollow panels and stains at window corners often mean water has traveled behind the finish. A small test cut to the sheathing tells you which side of that line the wall falls on.
At the bottom, plaster stops above grade at a weep screed, leaving a clear slot for water to leave. Soil, pavers and concrete that touch the wall are cut back. If a gap remains between the screed and the foundation, a noncombustible backer fills it.
