Changing Window and Door Openings in Eagle Rock
Resizing a window or cutting a new door on an Eagle Rock house goes through LADBS plan check, with the header, tempered panes and trim drawn first.
An LADBS inspector will look at a new Eagle Rock opening before any trim hides it, and that visit closes a review that starts with drawings. Eagle Rock homes fall under the City of Los Angeles, so its Department of Building and Safety handles the permit when a window grows into a door or glass is cut into a blank wall. Both changes move load and alter how that wall resists sideways force.
Framing around a larger hole
Cutting a wider hole means a new header sized to the span and to whatever bears on it from above: roof, ceiling and sometimes a floor. Each end of that header needs a post landing on solid framing or a footing. If the wall is also one of the braced panels that keep the house from racking, an engineer may have to show where the lost strength comes back, perhaps through new sheathing and hold downs. We open a small section of the wall before the drawings are finished, so the sheets describe the framing that is actually there.
The window schedule and the glass
The plan checker reads a schedule that lists every new unit with its size, frame, glazing and energy rating. Panes beside a door, near a tub or shower, or close to the floor fall under the safety glazing rules, and the schedule marks each of them. If a bedroom window is resized, the new opening has to meet the emergency escape rules too. On each exterior opening we install, we specify dual glazing with a tempered pane and noncombustible trim, a choice that adds little cost once the wall is already open.
