Finding the edge of the damage
Before anything is cut, we tap the wall in a grid and mark where the sound turns dull. A moisture meter on the interior side helps show how far water has traveled. The cut line goes out past every hollow spot into plaster that rings solid, so the patch bonds to a firm edge. With the old material off, the sheathing is probed and any soft board replaced. New building paper tucks under the existing layers at the top of the patch and laps over them at the bottom, and any window that lacked head flashing gets it now.
Rebuilding the plaster
Galvanized lath is fastened into the studs, and where the patch reaches the base of the wall, a weep screed lets trapped moisture drain out. When the repair is under permit, LADBS, the City of Los Angeles building department, inspects that lath before plaster goes on. The scratch coat is then applied and scored, the brown coat trued to the old wall around it, and each is given time to cure. The color coat comes last, troweled or floated to copy the surrounding texture. Hairline shrinkage cracks in the old finish nearby can be sealed and painted to blend.
