Stucco Base and Exterior Repair in San Pedro
San Pedro exterior repair that begins where stucco meets the foundation, renewing corroded weep screed, lath and paper before windows, vents and eaves.
A San Pedro visit begins at the bottom edge of the stucco, where the plaster stops just above the foundation. Damp air off the water works hardest on the metal weep screed along that line, and once the screed rusts through or gets buried in soil, water behind the plaster has nowhere to go. We trace that line for stains, blistered paint and soft spots before moving up to windows, vents and the eaves.
Clearance, soil and the sill plate
Code puts the weep screed at least 4 inches above soil, or 2 inches above a paved surface, so water behind the plaster can drain out. We measure that gap, note planters or raised beds banked against the wall, and press along the lowest course of plaster for give. A moisture meter reads the sill plate behind it. If the screed is rusted through, the bottom band of stucco comes off so the paper, lath and screed can be renewed and the plate checked for rot before the wall is closed again.
From the sills to the roof edge
Once the base is mapped we move to window sills and door thresholds, where failed flashing leaves stains below the corners. Vent screens get checked for rust and holes, because corroded mesh keeps out neither embers nor pests. At the roof edge we look over the fascia, the gutters and the metal drip edge. Everything found goes into a written scope with photos. San Pedro sits inside the City of Los Angeles, which means LADBS reviews and inspects any permitted work there.
