Fire repair and hardening in Stevenson Ranch, Los Angeles County
Fire Rebuilds and Hardening in Stevenson Ranch
Stevenson Ranch rebuilds and hardening repairs drawn for Los Angeles County Building and Safety, with each vent, pane and wall layer called out.
Stevenson Ranch is unincorporated, so its building permits run through Los Angeles County Public Works and the county's Building and Safety staff. That office checks rebuild and repair drawings for this corner of the Santa Clarita Valley. A lot inside one of the community's mapped fire hazard severity zones may have to follow the Chapter 7A ember rules in the state building code, and our sheets show how each vent, window and wall answers them.
Drawings a county plan checker can follow
County plan check moves faster when nothing on the sheets is left to guess. Our exterior pages give each assembly a callout with its product listing: the vent and its ember rating, the window with its tempered pane, the cladding and the rated wall it forms, the roof covering and its class. Eaves get a section detail showing how the underside is enclosed. Correction comments are answered on revised sheets and resubmitted. After approval, the county inspector visits in stages, and we leave framing, sheathing and the weather barrier open at each stage until that visit is signed.
Hardening without a full rebuild
A standing house can be upgraded one assembly at a time, and each upgrade still goes on the county permit when the work calls for one. Old screened attic and crawlspace openings are swapped for vents listed against ember and flame entry. Single pane windows come out for dual glazed units with a tempered exterior lite. Exposed rafter tails and fascia can be wrapped or enclosed with noncombustible soffit material. Where wood siding has dried and split, we take it down to the sheathing, repair what sits beneath, and close the wall with fiber cement or cement plaster over a new barrier.
