ADU Construction in Venice, from Ridge to Downspout
Venice ADUs with a metal-guarded gutter, corrosion-resistant downspouts and planned discharge, so the roof sheds rain and leaf litter cleanly.
Leaf litter caught in a gutter is the fuel bed a drifting ember looks for, so the roof edge of a Venice ADU gets a metal guard over the trough before anything else is chosen. The guard lets rain through and keeps leaves out. On a lot near the water, salt in the air also works at metal, which steers the gutter, the guard and every fastener toward aluminum or stainless.
From the roof surface to the gutter
Rain leaves the roof covering over a metal drip edge that carries it past the fascia and into the gutter, so water never wicks back into the wood. We size the gutter to the roof area it serves and pitch it toward the outlets so nothing stands in the trough. The guard is perforated aluminum or stainless mesh, fastened to the roof side of the gutter so it cannot lift in wind. The fascia behind it is fiber cement or wrapped in metal, which keeps a burning leaf that lands there from finding anything to catch.
Where the downspouts send it
What happens below the gutter depends on the yard. On a flat lot, downspouts can empty onto beds or gravel where the soil drinks the flow, while a yard that drains toward the slab gets buried pipe to carry the water off. Downspouts themselves are aluminum held by stainless straps, since galvanized steel near salt air tends to rust at its joints. Outlets go where a short ladder reaches them, because a gutter that is easy to check gets cleared, and a cleared gutter holds nothing for an ember.
ADU Construction in Venice: common questions
Venice parcels follow the wildfire rules only where the state fire hazard map places them in a zone, and LADBS can confirm the answer for the address. We still frame the unit with a Class A roof, guarded gutters, listed vents and tempered glass, because embers ride the wind and do not check the map first.
In Venice the site plan comes up early, since the lot may or may not sit within the coastal zone and that answer changes the review path. Roof drainage also shows up there, with outlets and discharge points marked. Package drawings assume a qualifying one-story unit, and bigger designs get a separate quote.
A rebuild and a new unit can move through LADBS together in some cases, depending on the lot and the route the house takes. If both go ahead, the roofs can be detailed to match, with the same guarded gutters and corrosion-resistant metals, and the drainage for both can be planned as one system for the yard.
