ADU Construction in Brentwood
Brentwood ADUs drawn for LADBS plan check on mapped fire hazard parcels, with listed vents, tempered glazing and a rated wall, by Fernhill Builders.
Map status is settled before an LADBS plan checker reads anything else in a Brentwood ADU set. The fire hazard severity maps come from CAL FIRE and from the City through the Los Angeles Fire Department, and parts of Brentwood sit inside them. LADBS does not draw those lines. It takes the mapped status of the parcel as given and applies the building code's wildfire chapter to the unit's vents, glazing, walls and roof.
Reading the shell against the wildfire chapter
On a mapped Brentwood parcel, every opening in the shell gets a line on the drawings. Attic and foundation vents must be listed for ember and flame resistance. Glazing in windows and exterior doors has to be tempered or carry a fire rating. Siding may be noncombustible, ignition-resistant or part of a tested wall assembly, and the roof needs a Class A assembly. Eaves and soffits are protected too. We name each product on the window and vent schedules, so the reviewer can match a listing to every opening without sending a correction back.
Setbacks, a possible coastal review and fire access
LADBS also measures the unit's distance from the side and rear property lines and from the main house. Where a wall sits near a line, it may need a fire-resistive rating with its openings cut back, so window placement and footprint are decided at once. Whether a Brentwood lot lies within the coastal zone varies, and a lot inside it may need coastal sign-off ahead of the building permit. Fire access gets its own review: we draw the on-foot route from the curb to the unit's entry, width noted, so the reviewer sees how firefighters would get there.
ADU Construction in Brentwood: common questions
For a mapped parcel, yes. CAL FIRE and the City, through its fire department, publish the fire hazard severity maps, and parts of Brentwood fall inside them. For a mapped lot, LADBS applies the wildfire chapter: listed vents, tempered glazing and a code-compliant exterior wall covering. We look your parcel up on those maps before the first sketch.
In Brentwood two sheets draw most of the LADBS questions: the site plan, with its setbacks and the path firefighters would walk, and the wall sections that carry the rated assemblies. Our drawing package fits one qualifying single-level unit. Agency fees and the construction itself sit outside it.
That depends on room and sequence. If the parcel fits both buildings and LADBS accepts the order of the permits, the unit could be completed ahead of the house and serve as a home on site through construction. On a mapped parcel both shells answer to the wildfire chapter, so we draw them from one assembly list.
