We begin on the outside of a fire-damaged Downey house, sounding the stucco with a rubber mallet. Plaster that rings hollow has lost its bond to the lath, which heat can cause on walls that never caught fire. Cracks, scorch lines and soot streaks are marked on a sketch of each wall, and a moisture meter reads the sheathing behind them. Those findings set how much plaster comes off before any quote is written.

Reading the wall

A hollow patch can be cut out and patched if the lath and paper behind it are sound. When heat cooked the building paper, a patch has no layer to tie into, and the whole wall face may need stripping to the sheathing. The weep screed at the base is checked for damage and for clearance above the ground. Around windows and vents, we pull a section of plaster to see whether the flashing survived. Photos and a marked sketch of each wall go into the scope.

Putting the wall back

Stripped walls get new sheathing where needed, a double layer of building paper, galvanized lath, and cement plaster built up in scratch, brown and finish coats. Patches are lapped into the old paper so water cannot get behind the edge. Old vents in those walls become listed ember-resistant units, and windows in reopened walls take tempered glazing. Each of these sits in the quote beside the wall it belongs to, so you can see what hardening adds to that part of the repair.
