Los Angeles Windows & Doors, Specified for Review
Tempered multi-pane windows and solid exterior doors for Los Angeles homes, drawn up to clear LADBS review and sealed against embers at each opening.
When LADBS sends an inspector to a window job in Los Angeles, the checks are plain: the energy label still stuck to the glass, the small etched mark that proves a pane is tempered, and a bedroom window big enough to climb out of. We plan every opening so those answers are right before the old frame comes out. On top of that go tempered glazing, solid doors and tight seals that keep embers outside.
What the permit set has to show
A replacement permit in the City of Los Angeles names each opening by size, frame type and glass. Where the rough opening keeps its size, the paperwork stays simple. Widen a window or cut a new door and the wall turns into a structural question: a header sized for the span, posts carrying each end, and nailing that ties it back into the studs. We draw those openings on their own sheet so the reviewer can follow the load path, and we keep the energy figures for every unit with the scope so nothing is missing at the field inspection.
Hardening an opening on a city lot
Embers can travel far on a gust, so a house outside any mapped hazard zone can still take the assemblies the wildfire code asks for inside one. For glass that means two panes or more with at least one tempered. For a door it means a solid core or a noncombustible slab, a threshold that closes tight, and weatherstripping with no gap a spark can slip through. A house in Eagle Rock, Glendale or West Hollywood gets the same assemblies, and the scope says which pane, frame and seal each opening receives.
Windows & Doors in Los Angeles: common questions
Where the code applies, it calls for multi-pane glazing with one tempered pane at minimum, glass block, or a unit tested to a fire rating. Whether a given Los Angeles address falls under it depends on the hazard maps, which we check parcel by parcel. A house outside a mapped area can still get the same glass, listed on the scope.
A retrofit sets the new unit into the old frame and leaves the plaster alone, which suits a sound frame with no history of leaks. Full-frame work strips the opening to the studs so the flashing can be rebuilt and any soft wood replaced. We make the call per window after probing the sill, and the quote shows the method for each.
Rank them by what sits close to the wall: a wood fence, a hedge, a stack of firewood, a neighbor's eave. Glass and doors that face that fuel go in the opening round, along with any large slider whose single pane leaves a wide hole if it fails. Everything else can wait for a later stage, priced as its own line on the scope.
