Alhambra Windows & Doors, Starting with the Frame
Alhambra window replacement that starts by lifting a sash to see how the old frame is fixed, then sets the method, the glass and the door seals per opening.
We start an Alhambra visit by unscrewing an interior stop and lifting a sash out of its frame. With the sash out, the frame's attachment shows: a flange nailed under the stucco, or a block frame screwed to the studs. That tells us whether a retrofit insert can sit inside cleanly or whether the old frame has to be cut free. The parcel's fire hazard status is checked next, because it decides whether the wildfire chapter governs the glass.
What the frame type tells us
A flanged frame nailed through its fin sits behind the stucco, and removing it means cutting a strip of plaster around the opening. A retrofit insert avoids that by fitting inside the old frame, with new exterior trim covering the joint. A block frame, fastened through its sides, can come out without touching the plaster. Where a house has steel casements, they are their own case, since they are set into the wall and may be rusted at their lower corners. We note the frame type, its condition and the wall finish for every opening, and that sheet sets the method.
Glass choices and the city permit
Safety glazing rules call for tempered glass in doors, beside them and near the floor, whatever the parcel. Should the address fall on a state fire hazard map, every exterior window must also include a tempered sheet, or be a tested unit. Low-e coatings cut the heat that strong sun drives through glass in the afternoon. Exterior doors get solid core slabs and thresholds sealed to a pan. The permit and the energy figures for the new units go to the city for review, and we put those figures, unit by unit, on the schedule it receives.
Windows & Doors in Alhambra: common questions
That depends on the parcel's mapping. Where the state includes a lot in a fire hazard zone, each window has to combine insulated glazing and a tempered layer, unless it is glass block, a fire-rated unit, or a tested product. If no mapping applies, the safety rules alone decide where tempered glass goes: doors and glass close to the floor. So the parcel gets checked before the glass is picked.
A block frame in good shape can often be pulled whole, and a flanged frame in sound condition can take a retrofit insert so the stucco stays intact. Rusted steel, a soft sill or a crooked opening points to full-frame work with new flashing. Each opening's method goes on the sheet with the reason beside it.
Begin with wide glass doors and any window near dry planting, a wood fence or a deck, since big panes take on the most heat. Edge seals for the garage and entry doors come next. Small windows on a shaded or enclosed side can be left for a second round.
