Moorpark Windows & Doors and the Concrete Below the Opening
Moorpark window and door work that plans for the concrete under the wall, where a stem wall or slab edge changes how a window becomes a tempered glass door.
Turn a Moorpark window into a glass door and the cut does not stop at the stucco. Under the old sill there may be a concrete stem wall or a raised slab edge that the door has to pass through, and its thickness and the steel inside it stay hidden until the plaster is off. What turns up sets whether the door sits at floor level or needs a step, and what the permit has to show.
Cutting into a stem wall or slab edge
Where a raised floor sits on a perimeter stem wall, a door at floor level means sawing a notch into that concrete. The cut can sever reinforcing bar and weaken the footing at the spot that now carries the posts on each side of a wider opening, so an engineer may need to detail the notch and any added support. On a slab floor the edge is often thickened and turned down, and lowering a sill into it means cutting and then sealing the concrete so water cannot sit under the threshold. Either way, the concrete is scanned or exposed before any saw touches it.
The step, the pan and the hardened door
If the concrete cannot be lowered, the door sits on a curb and a step is built inside or out, which brings the code's limits on landing height into play. A threshold over concrete gets a pan sloped to the outside with its back edge raised, and any wood touching the concrete is pressure treated. The new door is a pre-hung unit with tempered glass in every panel, a threshold that meets the sweep and weatherstrip on all edges. Each concrete finding is written as a conditional line, priced before the cutting begins.
Windows & Doors in Moorpark: common questions
A Moorpark lot comes under the wildfire glazing section only when it lies within a fire hazard zone the state has mapped, so we start with the address. A covered lot can use insulating glass containing a tempered pane, glass block, a window with a fire-resistance rating, or a fire marshal listed model. New glass doors get tempered panels everywhere, since door glass must be safety glazing anyway.
Same-size window swaps follow the frame. A retrofit insert works in a frame that is dry and true, while rot or leaks call for full-frame work and new flashing. A window that becomes a door has to be built new from the floor up, because the opening, the header and often the concrete below all change.
Doors with gaps at the threshold and glass doors without tempered panels come first. Next are single-pane windows and any pane looking toward a woodpile, dry plantings or a storage shed. A planned window-to-door change can join that first round, since the wall is being opened anyway.
