Playa Vista Windows & Doors, Old Inserts Found First
Playa Vista window and door work that checks for an earlier insert hiding the original frame, then plans full-frame or insert work and stainless fastening.
Two frames can share one opening in Playa Vista. An earlier replacement may have set an insert inside the original frame, with fresh trim covering the seam, so from the room the stack reads as a single frame. Removing the inner trim or measuring frame depth from glass to wall shows it. Finding it changes the plan, since another insert inside that stack would shrink the glass again.
What a stacked frame changes
Each layer of frame eats into the daylight opening, so a second insert would leave a pane noticeably smaller than the one the wall was built for. Stacked frames also hide what is behind them: the original sill may have been leaking for a long time, with the newer frame sealed over the problem. Where we find a stack, the default becomes full-frame removal of both layers, so the rough opening can be inspected, any soft wood replaced and a new pan set. The quote notes which openings had a stack and what was found.
Fasteners, glass and permits
Every screw that fixes a new frame here is stainless steel, which holds up in air near the ocean, and the units carry tempered insulated glass. In Playa Vista the permit is an LADBS one, since the City of Los Angeles covers the area. If the lot lies within the coastal zone, the city may also require a coastal clearance for the exterior change. Each opening on the quote lists its frame depth, glass size and removal method, so the trade-off between a stacked insert and full-frame work is plain to see.
Windows & Doors in Playa Vista: common questions
No layer of old frame affects this. The state fire hazard map does: if a Playa Vista parcel is on it, each exterior window and glazed door needs a tempered pane sealed into a multipane unit, though block glass and fire-tested units are accepted too. Off the map, we still order the tempered pane, and the energy rules plus safety glazing set the remaining choices.
A stacked frame usually answers it: both layers come out and the opening is rebuilt full-frame, since a third frame would cut the glass down again. Where only the original frame is there, and it is square and dry, an insert remains possible and spares the exterior finish. Any frame with water stains under it goes full-frame whatever its depth.
Stacked frames over a stained or soft sill come first, because water may have been hidden there longest. Next come doors with a latch that misses or a seal with daylight showing. Single frames that close well and drain can wait for a later stage, with their depth noted now so the choice is ready.
