El Segundo Windows & Doors, Hardware Tested First
El Segundo windows and doors start with a magnet test on every hinge, roller and screw, so rusting plated parts are found before glass and frames are priced.
On an El Segundo visit, a small magnet comes out before the tape measure. Held against hinge pins, lock screws, slider rollers and the screws in the frame, it tells plated steel from stainless: plated steel grabs hard, while common stainless grades barely pull. Plated parts near the coast rust once their coating wears, so every part that grabs is noted for replacement before any glass is priced.
Hardware and fastener survey
After the magnet, each moving part is worked. Rollers are checked for flat spots and grinding, hinge pins for play, and locks for how cleanly the keeper lines up. Frame screws that show rust stains are backed out to see how far corrosion has gone into the threads. Aluminum frames are checked for white powdery pitting at the sill corners, where water sits longest. Weep slots are cleared with a wire and tested with a little water. Everything goes onto a sheet for that opening, so hardware and frame are judged side by side.
Pricing hardware, frames and glass together
Where only the hardware has corroded and the frame and glass are sound, new stainless rollers, hinges and locks may be enough for now, and the quote says so. Where the frame itself is pitted or its weeps no longer drain, the opening is priced for a new unit: tempered dual-pane glass, a frame coated for coastal exposure and stainless hardware throughout. Sliding doors with worn rails are priced as complete units. Permits, where the work calls for one, go through the City of El Segundo, and the quote names the hardware grade for each opening.
Windows & Doors in El Segundo: common questions
The wildfire rule concerns glass and takes effect only where the state fire hazard map covers the lot. An El Segundo parcel on that map needs exterior windows built with a tempered lite inside multipane glazing, or block glass, or a fire-rated unit. Elsewhere, tempered glass goes where safety rules call for it.
Hardware alone can be renewed in a frame that is still sound, and an insert can go into that same frame when the glass is the problem. Powdery pitting at the sill corners or weeps that will not drain point to full-frame work, because a new pan and flashing are the fix for water getting past the old frame.
Openings where the magnet found plated parts already rusting at the lock or hinge are scheduled ahead of the rest, since those parts can fail without warning. Frames with pitting at the sill follow. Windows with sound frames and only dated glass close out the list, priced as a separate round.
