Skylight Replacement and Flashing in Claremont
Is a Claremont skylight a weak point in a fire? A plastic dome can be. We replace it with tempered glass on a flashed curb that keeps embers and rain out.
Is the old plastic skylight on my Claremont roof a problem if a fire comes near? An older dome may well be, since acrylic softens under radiant heat and the dome can sag or drop in, which opens a hole in the roof right above a room. Its curb may be wood that has dried and split. Replacing it with a tempered glass unit on a properly flashed curb closes that gap and is a good moment to fix any leak around it.
Choosing the new unit
The state wildfire provisions treat a skylight as glazing, so wherever a parcel falls within a mapped hazard area it needs a multi pane unit with a tempered layer or another approved assembly. We hold every skylight we install to that standard, mapped lot or not. The replacement has tempered outer glass and a laminated inner layer, so a cracked pane holds together above the room. A metal frame resists heat, a low emissivity coating trims solar gain, and a shade can be fitted where a room takes strong light.
The curb and its flashing
Skylight leaks tend to start at the curb. We lift out the old unit, check the curb framing and the roof deck around it for rot, and rebuild the curb where it has softened. Underlayment is turned up the curb walls first. Step flashing is then woven into the roofing along each side, a head flashing diverts water around the high end, and an apron flashing laps over the roofing at the low end. The new unit seats on the curb with its own gasket, and the ceiling well inside is patched and painted.
