A valley roof, in general, ages from the top down: sunlight dries the oils out of shingles and underlayment, dry wind pries at any loose edge, and the rare hard storm finds each split. Tarzana is in the San Fernando Valley, an inland valley zone, so we judge its roofs against that wear. The covering also meets embers before any other surface, which is why its fire class counts as much as its age.

Class A as a full assembly

A roof covering earns Class A, the top fire class, in a lab test where a burning brand is laid on the finished deck. Tile, metal and most fiberglass asphalt shingles can reach it, some on their own and some only with a listed cap sheet beneath. That listing names the underlayment and decking, so we match both to it and keep the paperwork with the job. Tile adds one more detail. A bird stop at the eave plugs the open ends of the first course, where wind could otherwise blow embers in under the tiles.

Patch it or replace it

Cracked tiles over sound felt can be swapped one at a time. Brittle felt, curled shingles or bald patches where granules have washed away mean the covering is spent. To tell which case applies, we lift a few tiles or tabs to see the layer under them, go into the attic to look for soft decking and old water stains, and check the flashing at walls, vents and any chimney. A full reroof is a permitted job with LADBS, and its inspector looks at the deck and the nailing before the new layers go down.
