Patio Cover Rebuilds and Wall Repair in Encino
Noncombustible patio covers, flashed ledgers and wall repair for Encino houses, run the same way in Tarzana, Sherman Oaks and Van Nuys by Fernhill Builders.
Encino shares its permit office with neighboring Tarzana, Sherman Oaks, Reseda, Van Nuys, Lake Balboa and Valley Glen, since each is a Los Angeles neighborhood reviewed by LADBS. A patio cover or wall repair here runs the way it would in any of them: an exterior walk, a written scope naming every assembly, drawings where the work needs them, and inspections taken in order. The cover fixed to the back wall is a sensible place for that scope to begin.
Patio covers that keep flame off the eave
An open lattice or plywood patio roof fastened to the house hands a fire a ladder. Flame on the cover climbs straight to the eave and the windows beneath it. We rebuild attached covers with aluminum or steel framing, or with heavy timber sized to char slowly, under a noncombustible roof panel. A pale panel with a vented air space keeps the patio cooler under hard inland sun. Fabric shades and vinyl awnings come off the wall or move to a freestanding frame, and the gap above the ledger is closed so dry leaves cannot collect there.
Ledger, posts and footings
Where the cover meets the house, the ledger is lagged into the wall framing and flashed so rain sheds past it, because a wet ledger rots the rim joist behind the plaster. Posts bear on new concrete footings sized to the load they carry. The plans show beam spans, post sizes, footing depth and the ledger fastening. An inspector looks into the footing holes before they are poured, then at the frame before the panels go on. Damage found behind the old ledger is written up as its own repair line next to the cover, so you can see it apart from the new work.
