Fire repair and hardening in Ventura, Ventura County
Exterior Coatings for Ventura Homes
Paint helps a Ventura wall shed water, yet ember protection comes from the cladding under it, so walls are washed, repaired and coated to suit their surface.
Does a fresh coat of paint make my Ventura house safer from embers? A little, and only at the surface. Paint slows the drying and splitting of wood siding, yet the boards under it will still burn, so on a wood wall the hardening step is new cladding such as fiber cement or cement plaster. On a plaster wall the coating has a different job: keeping water out of a surface that already resists fire.
Choosing a finish for plaster
Cement plaster takes on some water and has to let it out again. A mineral silicate paint or a vapor permeable acrylic lets that moisture pass, so the coat stays bonded. An elastomeric coating will bridge hairline cracks and shed driven rain, yet on a wall that is already damp it can hold water in and peel in sheets. Before choosing, we test the wall for moisture and trace where any damp patch starts, such as a missing kickout or a failed window flashing, since a coating over an active leak only hides it for a season.
Prep for damp, corrosive air
On a lot near the Pacific, wind leaves a film of salts that keeps pulling moisture into the surface, so we wash the walls with clean water and let them dry fully before any primer. Rust bleeding around nails, lath or flashing is traced back to the metal behind it, and that piece is swapped for stainless steel or a coated alloy. Cracks are opened, filled and textured to match. Loose plaster is cut out to sound edges and rebuilt in layers. The finish goes on last, mixed as one batch for each wall so the patched areas disappear.
