Stucco & Exterior Walls in Ventura
Blistered paint and stained stucco in Ventura traced to where water gets in, then patched or rebuilt with corrosion-resistant lath by Fernhill Builders.
"Why does the paint keep blistering on just one wall?" A first visit to a Ventura house answers that with a moisture meter, a look at the weep screed and a small test opening. Blisters usually mean water is moving through the plaster from behind. On a coastal lot, damp air and salt can also corrode the lath and nails, so the opening shows whether the metal holding the coat is still sound.
Finding where the water enters
Blistered paint marks where moisture is escaping, which is often well below where it got in. We trace upward from the stain to the window head, roof line, deck ledger or hose bib above it, since gaps at those joints let rain behind the plaster. A meter reads the sheathing at intervals along that path. Where readings climb, a palm-sized cut shows the paper and lath. Rusted lath or a nail head bleeding orange tells us the leak has run long enough to start eating the metal that holds the coat on.
Repair or a new skin
A dry wall with a single bad joint gets the joint resealed, the flashing corrected and the finish patched and blended. When the paper has failed across a full wall, the plaster comes off down to the sheathing. New layers then go back in order: a double layer of weather barrier, galvanized or stainless lath, a weep screed at the base, the plaster coats and a color coat. Near the shore, corrosion-resistant metal earns its place. Fiber cement lap siding over a drained gap is the other noncombustible path.
Stucco & Exterior in Ventura: common questions
Ignition-resistant walls under California's wildfire chapter include fiber cement boards, noncombustible plaster troweled onto metal lath, and listed products that pass the state test for siding. A Ventura parcel outside a mapped hazard zone may face no such requirement, though plaster and fiber cement both hold up well to damp air once paired with corrosion-resistant fasteners.
A dry wall with isolated cracks or a few chips takes a patch, blended to the texture around it. Damp wood, broken-down paper or rust on the lath means the coat comes off to the sheathing. On a coastal house that rust check matters, since corroded lath can let the coat sag before any crack appears.
A weep screed at the foot of the wall ends the plaster and lets trapped water drain out. Behind it, any open space down to the foundation gets a noncombustible closure so embers and rodents have no way into the stud bays. Soil and paving stay below the screed, and near salt air we pick a stainless or heavy galvanized screed.
