Where new stucco meets old on a repaired Reseda wall, water looks for the seam. A fire repair leaves a seam at the edge of every patch, plus every hose bib, light fixture and pipe that passes through the patched area. We lap the new building paper into the old at each edge, flash every penetration, and finish the joint so rain runs down the face of the wall and out at its base.

Tying new paper into old

At the edge of a patch, the old stucco is cut back in a clean line to expose the existing building paper. Along the top edge the new paper tucks under the old, and along the bottom it laps over, so each piece sheds onto the one below. Metal lath overlaps the old lath and is fastened into framing. Where the old paper is too brittle to lap, a flashing membrane bridges the joint. The color coat then goes over the whole wall, so the patch blends in.

Every hole through the wall

Hose bibs, dryer and fan caps, light boxes and gas lines each break the barrier. We set a molded block or a flashing collar at each one, tape it into the paper shingle fashion, and seal the cap to the finish. Vents in the repaired wall are ember resistant units, set in their own flashing so their screens stay dry. At the base, the weep screed sits above any soil or paving so the wall can drain, which keeps water away from studs we just dried and replaced.
