ADU Construction in Reseda
Reseda ADUs with the roof's low edge, gutters and outlets drawn first, a cool-rated Class A roof and permit drawings from Fernhill Builders.
The low edge of a Reseda ADU roof is where all of its rain ends up, so that edge gets chosen before the roof style does. Pointed at open yard, it lets a gutter empty onto ground that can take the water. Pointed at a fence or the main house, it pushes runoff into the narrowest strip on the lot. Once the low side is fixed, pitch, gutter size and downspout spots follow from it.
Gutters, leaders and where they empty
A metal gutter along the low eave collects the flow, and each downspout drops into a leader pipe or onto a splash block set well clear of the slab. Where the yard falls away from the unit, a short run of pipe can daylight onto planting. On a flat lot the water may go to a dry well or a gravel basin sized in the drainage notes on the plans. Every outlet stays on your side of the property line, since water sent onto a neighbor is something plan check will catch.
A roof covering for inland sun
Hard sun and dry wind age a roof faster than rain does, so for a Reseda unit we propose a cool-rated Class A covering: light standing-seam steel or a reflective asphalt shingle. Either one sheds water quickly and throws heat back off a small attic. Underneath, a synthetic underlayment and a metal drip edge keep wind-driven rain from creeping back under the first course. Ember-resistant vents and enclosed eaves are part of how we design every unit, including one on a lot outside the hazard map.
ADU Construction in Reseda: common questions
Only where the parcel sits inside a mapped hazard zone, and Reseda lots are worth checking one at a time. Outside the map the standard code applies, though our units still carry rated vents, tempered glass and noncombustible siding by design. We look up your address first and write the result into the scope.
A Reseda set is read closely at the roof plan, where slopes and downspout outlets are drawn, and at the site plan, which proves the setbacks. The package serves a qualifying one-story unit kept within the size limit. Anything bigger, or on two levels, gets its own quote.
That can often work. Filing the house and the unit together may save a round of review, and the roofs of both buildings can be drawn so their water heads the same way across the lot. We check the lot and the rebuild plans before saying which order fits.
