Fire Rebuild & Reconstruction in Rolling Hills Estates
Rolling Hills Estates fire rebuilds with a Class A roof, guarded gutters and drainage that carries water clear of the new foundation. Fernhill Builders.
Rain landing on a rebuilt Rolling Hills Estates roof needs a planned path: off a Class A covering, into metal gutters whose guards keep out the dry leaves embers would ignite, down the leaders and clear of the new footings. Parts that hold off a fire also keep water from soaking the foundation, so we design the roof edge and the ground around the house as one system.
The roof edge
Fresh underlayment goes over the sheathing, a metal drip edge along the eaves and rakes, and the Class A covering on top. Valleys are lined in metal. At each roof to wall junction, step and kick-out flashing steer water into the gutter. Gutters are metal with noncombustible guards, sized to the roof area they drain, and the eaves above them are boxed with a noncombustible soffit so neither water nor embers reach the rafter ends. Soffit vents are listed ember-resistant units set back from the outer edge.
Around the foundation
Downspouts tie into solid pipe or empty onto splash blocks that move water away from the footings. If the lot slopes toward the house, a swale or area drain keeps runoff off the walls. The stucco ends at a weep screed held above grade, and the ground next to the house is kept to gravel or hardscape, which leaves nothing for an ember to light against the wall. On a lot that damp, salty air reaches, drain grates and screed are plastic or zinc so corrosion does not choke them.

Fire Rebuild & Reconstruction in Rolling Hills Estates: common questions
Water damage weighs on the answer as much as heat. A house soaked by firefighting, then left closed up, can grow mold inside walls the flames never touched. If drying and testing show the frame sound, we repair. If heat, water and mold reach across the structure, a rebuild on a tested foundation is the steadier choice.
We can. Water mitigation, days of drying equipment, mold testing and roof drainage parts are items an estimate written soon after the fire can leave short. We list them with measured quantities and photos beside the adjuster's lines, ready to send in with your insurance claim.
Chapter 7A requirements follow the parcel's mapping. Inside a fire hazard severity zone, gutters, vents, eaves, glazing, walls and roof all have rules, and the code asks for a means to keep leaves from collecting in gutters. We check the mapping for the address. Outside it, the standard code applies, and we can still build those parts to the hardened standard.
