Fire Rebuild & Reconstruction in Torrance
Torrance fire repair and rebuilds with every exterior door set over a sill pan, sealed thresholds and sweeps that keep out rain and embers alike.
A door opening is a common path for water into a rebuilt Torrance house, and the threshold is its weak spot. We set every exterior door over a sloped sill pan that sends any water reaching the jamb back outside, then bed the threshold tight to it. A metal sweep closes the gap at the bottom, which keeps wind-driven rain off the subfloor and shuts the slot embers would use. Patio and sliding doors get the same detail.
Sill pans and thresholds
A sill pan is a formed tray of metal or membrane, with end dams and a back leg that rises on the room side. It sits under the door frame and drains to the face of the wall. The threshold is bedded so it cannot rock or open a gap. Building paper above the head flashing laps over it, so water running down the wall passes outside the opening. Wide patio doors get a pan that runs their full width. Before a door goes in, we pour water into the pan and watch where it drains.
Under the door and along the wall
Outside, the paving or landing stays below the threshold and slopes away, so water never pools at the door. Landings next to the house are noncombustible, which also keeps leaves from piling against the frame. A gutter above an entry gets a guard and a leader that carries water past the step. On a lot that takes salt air off the water, pans and sweeps are stainless or a coated alloy made for that exposure. Each door detail is drawn on the plans, so the inspector can see it before plaster covers the edges.

Fire Rebuild & Reconstruction in Torrance: common questions
Where firefighting water ran under floors and into walls, the answer depends on how the frame dried as much as how it burned. Framing that dries to target and probes solid can be kept. Charred bearing walls, a sagging roof or rot behind soaked finishes push the job toward a rebuild. An engineer reviews the structure, and both routes reach you in writing.
Yes. Door and window replacement, sill pans, flashing and the drying that came before them are lines worth checking against the estimate. We measure each opening, photograph the damage, and list what is short or missing beside the adjuster's figures. The comparison is yours to send with your insurance claim.
Your parcel's mapping decides it, and we read the fire hazard maps for the address before drawing. For a lot in a mapped zone, Chapter 7A calls for ember-resistant vents, tempered glazing, ignition-resistant walls and exterior doors that meet its standard. For a lot outside, those parts are choices, each priced on its own line.
