Open, test, repair, flash, wrap, lath, coat, finish. That is the order on a Camarillo stucco wall, and it holds in Newbury Park, Moorpark and Thousand Oaks too. Fernhill Builders does not paint over a problem. Whatever the opening shows, whether decayed framing or a missing flashing, gets fixed in sequence before the plaster that hides it goes on.

Before any plaster goes on

The opening exposes paper, lath and sheathing, and each is checked in turn. Damaged framing is replaced first, then flashing is installed at windows, doors and roof edges, then new water-resistive paper is lapped from the bottom up. Lath is fastened into framing with fasteners suited to the exposure. Only then do the coats begin. A wall finished in this order drains correctly because every layer sheds onto the one below. Each layer is photographed before the next covers it, so the wall's build is on record.

Metal parts and salt air

Camarillo is classed coastal, so where a lot sees salt air, lath, screed, corner bead and fasteners need corrosion protection. Galvanized or coated metal is specified, and the scope names it. Stainless fasteners can be priced where exposure is heavy. Whether a lot falls inside a coastal permit area is checked for the address, and the building department confirms what review the work needs. If salt air is not a concern at an address, ordinary galvanized parts are enough and the scope says so.
