If an El Monte house sits on a raised floor, the low vents along its foundation are the part we care about most. Under the general conditions of an urban, inland lot, dry leaves and litter collect against those openings, and an ember that gets through lands in a dark, dry space under the floor that nobody watches. We check each vent's screen, what is piled near it and what is stored below the house.

Foundation vents

A foundation vent with ordinary 1/4 inch mesh lets small embers pass. We replace it with a listed ember resistant unit sized to keep the same net free area, so the crawlspace still dries out after rain. Where a vent sits below a planter or a downspout, we look for soil or debris packed against the screen and for water staining on the stem wall. A vent blocked by dirt traps moisture under the floor, which leads to rot in the sill and joists, so the soil is pulled back from the opening.

Under the floor

With the vents tight, we look under the house through the access hatch. Stored lumber, cardboard or old furniture down there is fuel, and we list it so it can be moved. The hatch cover itself should close firmly and be made of a solid material. We also probe the sill plate and the joist ends beside each vent for soft wood, and note any wiring or ducts that pass through the stem wall so the gaps around them can be sealed with a fire rated product.
