Exterior Finishes, Seals and Vents in San Gabriel
San Gabriel exterior work for a suburban inland setting: chalked finishes recoated, hard caulk replaced, worn seals renewed, vents made ember resistant.
We class San Gabriel as a suburban city well inland, and a house there is assessed with that general category in mind. Inland exteriors as a class are worn down mainly by ultraviolet light and by repeated heating and cooling. So the visit looks closely at what those forces break first: paint and elastomeric finishes, caulked joints, wood trim and the rubber seals on windows and doors.
Finishes and joints
Sunlight breaks down the binder in paint and elastomeric coatings until the surface chalks and lets water soak into the plaster beneath. We rub a dark cloth across each wall face to see how much chalk comes off, then check the caulked joints at trim, windows and penetrations. A joint that has gone hard and split is cut out, fitted with a backer rod and refilled with a sealant rated for the movement. Where the plaster under a failed coating is sound, it is cleaned and recoated with a breathable finish.
Seals, trim and embers
The cycle that stiffens caulk also shrinks the gaskets on windows and the weatherstripping on doors, opening slots that let in dust, wind driven rain and, during a fire, embers. Gaskets and sweeps can often be replaced on their own. Wood trim that has checked and split is fuel at the wall, so we suggest swapping it for a fiber cement or other noncombustible profile. Vents with coarse screens are changed to listed ember resistant units, which is worth doing on any house, mapped hazard zone or not.
