Stucco & Exterior Walls in El Monte
A breathable elastomeric topcoat bridges hairline cracks over firm plaster. Fernhill Builders scopes El Monte stucco walls layer by layer, edges included.
Elastomeric topcoat is the first material Fernhill Builders weighs for an El Monte stucco wall that is sound but tired. A breathable grade stretches across the hairline cracks that hard sun and dry wind open over time, and it lets moisture vapor pass out through the wall. The cement plaster underneath remains the noncombustible layer, so the coating is picked for weathering and the plaster does the work in a fire.
Where a flexible coat helps
A plastic mallet separates firm plaster from hollow plaster. Firm areas with hairline cracking take the coating well, because a flexible film follows small movement without reopening. Hollow areas are cut out and rebuilt before anything goes over them, since a coating bonds only as well as the surface below it. Cracks wider than a hairline are routed and filled, and the reason they opened is traced. The color is sampled on the wall and judged in daylight, because a swatch held under an overhang reads differently from a full face in sun.
Edges still need their own work
A coating does nothing for the gaps around it. Attic and foundation vents are checked for coarse screens and swapped for ember-resistant types where the scope calls for it. Wood trim that touches the ground is trimmed back or replaced with a noncombustible board. Plaster is cut clear of soil and paving at the base so the weep screed can drain. These items are written into the scope beside the coating, so the wall is judged as one assembly from sheathing to finish.
Stucco & Exterior in El Monte: common questions
Cement plaster troweled onto metal lath and boards of fiber cement both leave a wall that will not burn. A rating holds only when the openings are handled too. Vent screens need fine mesh, rafter bays need closing and the foundation edge needs clearance. How the building department reads the address decides which details are mandatory.
Firm plaster with hairline cracking can take a patch plus a flexible coat. Hollow sound, crumbling paper or damp framing points to stripping back to the sheathing. A small test cut at the worst spot shows which case the wall belongs to.
Cut soil, planters and paving back from the foundation line, then set or clean a weep screed so water can drain. Foam or wood trim reaching the ground is trimmed off and replaced with cement board, which leaves air and light at the base.
