Stucco & Exterior Walls in San Gabriel
Grade, sprinklers and a clear strip at the foundation keep ground water off a San Gabriel stucco wall. Fernhill Builders explains the ground-side details.
Plaster that touches wet ground wicks moisture upward like a lamp wick. Keeping a stucco wall dry from below is a matter of grade, irrigation and a few inches of clearance. For a San Gabriel house, the ground around the foundation gets checked for slope, planters against the wall and sprinkler water on the plaster, because those factors quietly undo good plaster from the bottom edge up.
Grade and clearance
Soil should fall away from the foundation, and the plaster should end well above it on a metal screed so the base of the wall can breathe. Where landscaping or paving has raised the ground over time, the screed ends up buried and the plaster drinks from the dirt. The fix is lowering the soil or paving edge along the wall, then restoring the clear strip. A gravel-filled trench can help water leave if the lot drains slowly, and its depth is set on site.
Irrigation and planters
A sprinkler head that wets the wall every morning will stain and eventually rot it. We trace the heads, cap or redirect the ones that reach the plaster, and move drip lines to the soil. Raised planter beds built against a wall hold moisture in contact with plaster, so they are pulled back or lined with a membrane and a drainage gap. Gutters and downspouts are checked alongside, since they add to the load at the same spot, and any splash block that has cracked or shifted is reset to carry water away.
Stucco & Exterior in San Gabriel: common questions
Fire resistance and moisture control work together, since wet framing weakens everything in front of it. Full-depth plaster on galvanized lath qualifies, as do fiber cement boards on a barrier. Cedar and vinyl do not. Edges such as vents and eaves are included. The department decides for your lot, and the scope itemizes the layers.
Patch when the lower plaster sounds solid and the stain dried out after the leak was fixed. Strip to the sheathing when the bottom of the wall stays damp, the lath has rusted, or the plate behind it feels spongy. A cut near the base will show which situation applies before a decision is made.
If the bottom strip is buried, soil comes down first. Then a metal edge piece is set so the plaster ends clear of the ground and a visible band remains. Mulch, plants and woodpiles stay off that band, and fire-safe fill goes into the void behind the metal.
