Should the cracked stucco on my Toluca Lake house be fixed before the new windows go in, or after? After, in almost every case. The flashing around a replaced window has to lap into the weather barrier behind the plaster, and a patch done first would be cut open again to make that connection. So we set and flash the windows, have that work inspected where a permit applies, then close the wall.
Setting the windows first
Each opening is checked for square and for soft wood at the sill before a unit is ordered. Where the plaster has to come back to expose the old fin, we cut a clean band around the frame and keep the sound stucco beyond it. The new window sits on a sloped pan, its fin is bedded in sealant, and flashing tape goes on in shingle order, bottom piece first. Glass beside a door or in a wall next to a tub or shower is tempered, as the code requires for safety glazing. Closing the wall in plaster
With the windows signed off, new building paper is lapped over the head flashing so water running down the wall stays on the outside. Galvanized lath is fastened over the paper, and the patch is built up in a scratch coat, a brown coat and a finish coat, each given time to cure. The finish is worked to match the texture of the surrounding wall. Cracks elsewhere on that wall that point to water getting in are opened and repaired during the same visit, and paint goes on only after the plaster is dry through.
