On a North Hollywood visit, our first stop is the attached garage, if the house has one. A garage holds a large door that rarely seals tight, low vents, stored paint and fuel, and a wall shared with the living space. Embers that get inside can find plenty to burn. So we test the door seals, look over the separation wall and the door into the house, and only then walk the rest of the exterior.

Closing the gaps at the big door

A sectional door flexes with each cycle, and its weatherstrip wears long before the panels do. We fit a new bottom gasket, set vinyl or brush stops along the jambs and header, and tune the springs and track so the door lands evenly. With the lights off inside, any daylight along an edge marks a gap to close. If the door itself is dented or rusted through, a steel replacement with full perimeter seals is quoted as a separate line from the opener.

The separation wall and the house door

The residential code requires gypsum board on the garage side of a wall shared with living space, and every hole cut through it weakens that barrier. Cable runs, shelf brackets and plumbing often leave openings that were never patched. We close them with gypsum and fire rated sealant. The door from the garage into the house must be solid wood, solid or honeycomb steel, or fire rated, and in California it also needs a closer that shuts it on its own. Work on that wall or door that needs a permit is filed with LADBS.
