Stucco and Window Repair in Sun Valley
Sun Valley exterior repair that begins with a moisture check at the base of each wall, then stucco, window and vent work built to resist water and embers.
When we arrive at a Sun Valley house, the first check is at the bottom of the walls. We look for the weep screed along the foundation line and see whether soil, mulch or paving has buried it. A buried screed traps water inside the stucco, and the damage shows up later as staining, bubbling paint or a soft spot. From there we work upward toward the windows and the eaves.
Reading the base of the wall
A moisture meter pressed against the plaster tells us whether water is sitting behind it. Readings that rise toward the ground suggest the screed cannot drain. We tap any hollow sounding area and photograph cracks that run from window corners down toward the footing. Where soil outside has built up close to the screed, we mark how much must be pulled back or where a drain would help. Foundation vents along that same line are checked for screen condition, since a coarse or rusted screen lets embers and pests into the crawlspace.
Repairs from the ground up
Fixing the base comes before anything above it, because a wall that cannot drain will ruin fresh plaster. Soil is pulled back, the old screed is replaced where it has rusted, and damaged plaster near the bottom is cut out to sound material. New paper and lath tie into the existing layers, and the patch is built back to match. Window openings above get new sill pans and flashing if water has been getting in there too. Foundation vent screens are swapped for listed ember resistant units, closing the last gaps along the bottom of the house.
