A glass wall can make the main room of a Bel Air ADU feel larger, and it is also the part of the building a fire tests first. Tempered dual-pane panels in metal or fiberglass frames keep the view while meeting the glazing rules for a mapped lot. We draw the room around that wall, from the furniture layout to the depth of the overhang that shades it.

Frames, panes and sliders

Large openings need careful products. Tempered dual-pane glass holds together under heat, a metal or fiberglass frame does not burn, and a screen of fine metal mesh blocks embers at a sliding door. Hardware is stainless, tracks are drained and the threshold is set so water leaves the sill. We list each product on the window schedule so the room that is built is the room that was approved, down to the last hinge. Low-e coatings cut glare without a tint that dulls the view.

Review at LADBS

LADBS reviews Bel Air drawings. Where a lot falls in a mapped hazard zone, ember-resistance rules may apply, so the reviewer reads the glass, the eaves and the roof class closely. We put every fire item in a plain list on the exterior sheet, answer comments ourselves and revise promptly. The city sees the same product names the installer will use, and you see every response before it goes out. Corrections the reviewer asks for are folded into the same sheets, never added as loose pages.
