ADU Construction in El Segundo, Looking Inside the Walls

El Segundo garage conversions and ADUs start with a borescope look inside the walls, so rot, rust and wiring are known before the hardened shell goes on.

A borescope fed through an outlet box shows us what sits inside the walls of an El Segundo garage before anyone plans to convert it. The camera reaches the sill plate, the anchor bolts and the wiring without opening a single panel of drywall. Near the water, damp air can rust anchor bolts and soften a sill over time, and finding that early decides whether the old frame can carry a hardened exterior.

What the camera tells us

Clean, bright bolts and a dry sill mean the existing walls can likely stay, with new insulation, a rated finish and tempered windows added. Orange scale on the bolts or crumbling wood at the base points to replacement of the sill and possibly new anchors set in epoxy. We also look at the wiring, which in a garage was often run for a light and a door opener and nothing more. A unit needs new circuits throughout, so that finding mostly confirms what the electrical plan already expects.

The slab and the old door opening

A level and a moisture test go onto the slab next, since a garage floor may slope toward the door and lack a vapor barrier underneath. A slab that is too far out of level gets a leveling pour, and a damp one gets a sealer or a new floor system above it. Where the car door used to be, a framed wall goes in with a window or an entry door, finished in stucco or fiber cement to match the rest, so the widest weak point of the old garage turns into a rated wall.
