Fire Rebuild & Reconstruction in El Segundo
El Segundo fire repairs that pull a few bricks or stones from heat-exposed veneer to check the metal ties, air space and flashing before a repair is priced.
A brick or stone face on an El Segundo house hides the metal that holds it to the frame. Before we price a repair, a few units come out of the veneer next to the burned wall so we can see the ties, the air space and the paper over the sheathing. Heat can crack the mortar gripping a tie, and hose water, plus damp air near the coast, rusts any steel the fire stripped of its zinc. Each opening is photographed and logged.
What sits behind the veneer
Anchored veneer hangs on corrugated or wire ties nailed through the sheathing into the studs, set to a spacing grid the code fixes. Behind the masonry runs an air space, with a water-resistive barrier on the sheathing and weep holes at the base, so water that soaks through the face drains back out. At each opening we check whether the ties are still bedded in mortar, whether they bend or snap when pulled, and whether the barrier behind them is charred or brittle. Metal flashing belongs at the base and over every window head, and any that is missing or burned goes on the list beside the ties.
Repoint, retrofit or relay
Sound ties under mortar that is only scorched on the surface allow the face to be cleaned and repointed where it stands. Where ties have rusted or let go in scattered areas, helical retrofit anchors drilled through the mortar joints into the studs can restore the grip with the masonry left in place. A face that leans away from the frame, or wide tie failure, means taking the veneer down, renewing the barrier and flashing, and laying it back on new ties of stainless steel or hot-dip galvanized metal. The City of El Segundo permits the work, and the code caps how tall and heavy veneer can go without an engineer's design.

Fire Rebuild & Reconstruction in El Segundo: common questions
An engineer walks the frame and foundation first, and the veneer openings add to that picture. When most of the structure tests sound, a repair rebuilds the burned rooms and resets the masonry face where needed. Charred studs behind long runs of veneer, or a foundation cracked by heat, make clearing the lot and building new the safer plan. You receive the findings and both scopes in writing.
Yes. Veneer often shows up on an early estimate as a cleaning item, with nothing for the ties, flashing, weep holes or barrier behind it. We add the opening photos and a count of failed ties to each line we question, explain the gap, and you send the marked estimate on to your insurer.
The city checks the parcel against the state fire hazard severity map during plan review. On a mapped lot, every outside surface falls under the wildfire chapter. Masonry veneer already resists ignition, so the work there lands on the roof, vents, eaves and glazing around it. On a lot the map leaves out, those ratings are your choice, and we price each one for you to accept or decline.
