ADU Construction in Gardena
Gardena ADUs topped with a Class A stone-coated steel roof, with tempered glazing and plaster walls, drawn for city plan check by Fernhill Builders.
Stone-coated steel panels give a Gardena ADU a roof that hard sun cannot bake brittle and a stray spark cannot light. Each panel is pressed steel with a bonded coat of crushed stone, so from the street it reads like shingle or tile while weighing far less than either. Laid over a self-adhered underlayment, the assembly carries a Class A fire rating, and its interlocking edges hold through the gusty storms an inland lot sees now and then.
How the steel roof goes together
Battens fastened over the underlayment hold the panels a little off the deck, and that small air space lets heat bleed away before it reaches the attic below. Ridge and hip caps come from the same coated steel, and the eave closure is solid metal so no gap opens under the first course. Gable vents carry a fine metal mesh. A light stone color reflects more sunlight than a dark one and keeps the room under the roof cooler. At each wall the roof butts into, step flashing and a kick-out send water clear of the siding. Walls take cement plaster or fiber cement, and windows take tempered dual glazing.
Gardena plan check
The City of Gardena reviews the drawings. Its plan checker measures the gap from each wall to the side and rear lines and to the main house, since a wall standing close to a line may need a fire-resistive assembly and fewer openings. Roof framing is checked against the panel weight and the uplift ties, and the electrical sheet against the added load on the house service. Our office returns each correction on revised sheets and copies you on the reply. Outside the fire hazard maps, the steel roof and the other hardened parts are choices you make one at a time.
ADU Construction in Gardena: common questions
A Gardena lot comes under the wildfire chapter only when a state or city fire hazard map draws its parcel inside a severity zone, and we check that before the first sketch. Off the map, an ordinary exterior meets code. A stone-coated steel roof, mesh vents and tempered glass still add little to the work on a new shell, so we offer them as options.
In a Gardena set, plan check reads the site plan for every distance to the lines and the house, and the roof framing sheet for panel weight and uplift ties. Drawings for permit on a qualifying one-story unit are what the package buys. City fees and construction sit outside that price.
Yes, when the lot holds both buildings and the city signs off on the order of work. One roofing order can cover the house and the unit, so the two roofs match in color and rating. We start by learning how the rebuild is permitted, then place the unit where its footings and trenches keep clear of the new foundation.
