ADU Construction in Torrance, Under the Roof Panels
Torrance ADUs with metal roofing over a self-adhered underlayment, aluminum gutters and downspouts that move rain off the roof and away from the slab.
Under the metal panels of a Torrance ADU roof sits a self-adhered underlayment that seals around every fastener driven through it. If wind ever drives rain under a panel lap, that layer stops it at the deck. Above it, the panels shed water to the eaves fast, and their Class A rating means a burning ember landing there finds nothing to catch. The roof's job is to get every drop off quickly and keep sparks out.
Detailing the edges
Water finds its way in at edges and transitions, so those are detailed with care. At the eaves, a metal drip edge laps over the underlayment and directs runoff into the gutter. Where the roof meets a wall, step flashing tucks under the siding and a kick-out at the bottom steers water into the gutter, keeping it off the wall below. Valleys, if the roof has any, get a wide metal liner. Ridge and hip closures are vented only through listed ember-resistant products, or the attic is sealed and needs no vents at all.
Getting rain away from the unit
Gutters are aluminum, which holds up near the water where painted steel can rust, and they slope toward downspouts at the corners. Each downspout connects to a solid pipe buried a short way below grade that carries the water to a dry well, a curb outlet or a planted area that can take it, depending on what the city allows and how the lot drains. Around the slab, the ground is graded to fall away from the walls, so water that splashes off a gutter in heavy rain still moves outward.
ADU Construction in Torrance: common questions
Hazard mapping on the parcel itself is what triggers the wildfire chapter of the code, and the City of Torrance can confirm how a given lot is mapped. We build with a metal roof rated for fire, listed vents and tempered glazing either way, since those details also stand up to corrosion near the water.
Roof edge, flashing and underlayment details for a Torrance unit live on the wall drawings, while the site plan marks where downspouts discharge and whether the lot lies in the coastal zone. A qualifying single-story unit falls within the package, and a bigger or two-level design is scoped and quoted on its own.
In many cases it can, provided the lot fits both and the city accepts the order of work. Building both at once lets the roofs, gutters and drainage be planned as one system, so water from the house and the unit is led to the same outlets and the yard is graded only once.
