ADU Construction in Panorama City, Attached or Detached
Attached and detached ADU construction in Panorama City, with rated separation walls, sealed openings, tempered glass and LADBS plan review of each assembly.
Two homes under one roof need a wall between them that fire cannot cross, and on an attached Panorama City ADU that shared wall is where the LADBS plan checker spends time. Building code treats it as a separation between two homes, so it must be a fire-resistance-rated assembly running from the floor to the underside of the roof. Every pipe, wire or duct that passes through it is sealed with a listed firestop, so fire in one home stays out of the other.
Building the separation
A typical rated separation uses gypsum board made for fire on both faces of the studs, with insulation in the cavity that also cuts sound between the two homes. Where the wall meets the roof, the rating continues up to the sheathing so fire cannot run across the attic. Outlets on each side are offset in the stud bays, and any recessed box gets a fire-rated putty pad. The detail goes on the drawings as a tested assembly with its listing, and the inspector checks the layers before the wall is covered.
Detached units and the exterior
If the unit stands apart from the house, the shared wall question goes away, and the spacing between the two buildings and to each property line takes its place. Any wall within a short distance of a lot line becomes rated, with fewer or no windows on that face. In either form, the exterior can be built hardened: cement plaster or fiber cement over the sheathing, vents listed for ember and flame entry, tempered glazing and a Class A roof. We price each hardening item on the quote, so you can see what it adds.
ADU Construction in Panorama City: common questions
Your Panorama City parcel answers it through the state hazard map, which we check before any drawing. Outside a mapped zone, LADBS does not call for the wildfire assemblies. A rated separation wall on an attached unit is a different requirement and applies either way. Ember-resistant vents, tempered glass and a plaster or fiber cement finish can still be added, each priced on its own.
Permit drawings for a qualifying unit of one story, up to the size the package allows. For an attached Panorama City unit, the floor plan marks the rated separation wall and its listed assembly, which the LADBS plan checker reads closely. A two-story unit or one larger than the limit is quoted on its own.
An attached unit can be framed into the rebuilt house itself, sharing a foundation and a roof, when LADBS approves the combined design. A detached one can go up alongside the rebuild on its own permit. Either way the trenches and the electrical service can be planned once for both, and the unit can be ready first if you need a place to stay.
