A camera fed through the cleanout shows us whether the existing house sewer under a Valley Glen yard can take a second building's waste. Cracked clay, root intrusion or a sag that holds water means the line gets replaced, and a new lateral can be routed to suit the unit. A sound line keeps its route, and then the unit has to sit where its drain can meet that pipe with enough fall.

What the camera decides

The recording shows each joint, the pipe material and the depth along the run. If the line is sound, we plan a wye connection with a new cleanout at the point the unit's drain meets it, and the unit's position follows from that point and the slope its drain needs. If the pipe has failed, replacing it opens the choice: a new lateral can bend toward the unit's corner of the yard, and the unit can move to the spot that suits the lot. Either way the plan shows the pipe size, slope and cleanouts.

LADBS and the hardened unit

LADBS plan check covers a Valley Glen ADU, including the sewer connection and any new lateral. The hardened exterior is a choice on a parcel the fire map leaves out, and we price it item by item: cement plaster walls, fiber cement trim, ember-resistant vents, tempered dual-pane windows and a Class A roof. With the trench open for sewer work, the water and electrical lines can share it, which keeps digging to a single pass across the yard and leaves the rest of the garden alone.
