ADU Construction in Van Nuys
Van Nuys ADUs planned for emergency access, with a lit path, readable address numbers and a fire-rated shell of cladding, vents and glass.
Will the unit get its own address? On a first visit in Van Nuys that question leads straight to emergency access, because a firefighter looking for a back unit needs to find it quickly. The city assigns an address or unit designation during permitting, and we plan where the numbers go: lit and readable at the street and again on the unit. The building behind them gets a fire-rated shell.
Finding the back unit
A clear walk from the street to the unit's door matters as much as the numbers on it. Plan review looks at how long that walk is and how wide it stays, and a long or narrow path can bring added requirements such as fire sprinklers. We measure the route on the first visit, plan gate hardware that opens from the street side and draw a light at each turn. Mail can go to a box at the curb or beside the main house door, and the walk itself is paved so a stretcher can roll along it.
A shell that is slow to ignite
If a fire starts nearby, the exterior decides whether the unit feeds it. Walls are clad in fiber cement or cement plaster, eaves are enclosed, every attic vent hides behind fine metal mesh and each pane of glass is tempered. The roof carries a Class A covering. Inside, smoke and carbon monoxide alarms are hardwired and linked to each other. Along with a visible address and a lit path, those choices give a responder a building that is easy to locate and hard to set alight.
ADU Construction in Van Nuys: common questions
A Van Nuys lot takes on the wildfire provisions only when the state's fire map includes its parcel, and LADBS settles that during review. Because we specify the unit's siding, eaves, vents and glass to those provisions from the first sketch, a mapped answer adds a compliance sheet and leaves the design where it was.
The walk from the street, the address locations and the setbacks all appear on the Van Nuys site plan, and the electrical plan places the path lights and the linked alarms. The package is written for a qualifying single-level unit, and anything beyond that is quoted separately.
Building both settles the address question in one pass: the house keeps its number and the unit gets its designation in the same permit cycle. LADBS reviews each building on its own, and we coordinate the site work so the walk to the unit is laid while the ground is already open.
