For the eaves of a rebuilt Arleta house we specify fiber cement soffit panels. Open rafter tails leave pockets where hot gases and embers can collect under the roof, and boxing them in with a noncombustible panel closes those pockets. The panels stay flat under strong inland sun and dry wind, and they give insects and rot nothing to work on, so the closed eave keeps its shape and its seal.

How a boxed eave is built

A ledger along the wall and blocking at each rafter tail carry the panel. Joints land on framing and get a sealant bead or a metal batten, since an open seam lets heat through. Any soffit vent is a listed ember resistant unit, placed where the attic needs air without leaving a gap at the wall line. The fascia gets a metal drip edge from the roof above, which keeps rain off the panel edge and the end grain of the rafters.

Permits and hardening by choice

LADBS handles plan check and inspection for Arleta, a community within the City of Los Angeles. The state fire hazard map decides whether the wildfire chapter binds the new exterior of a given parcel. On an unmapped lot, boxed eaves, listed vents and tempered glazing can still be chosen. We price each of those on a separate line, so you can see what every upgrade adds to the house and to the quote before you decide which ones to keep.
