Stucco sometimes runs down below the dirt, and nobody knows until the edge is dug out. Where the plaster is buried, it has been drinking from the soil, and the footing or slab edge may be hiding rust, cracks and damp framing. If we find that on a Monterey Park wall, the work changes from a surface repair to a dig-out, a new screed line and a regraded edge.

What digging at the footing can reveal

A shallow trench along the base shows where the plaster ends, whether a metal screed was ever fitted, and how the slab edge looks. Sometimes the slab is sound and only the soil needs lowering. Sometimes the bottom plate has softened, anchor bolts are rusted, or the concrete edge is chipped. Each of these turns up a different task, from a trim cut of the lower plaster to carpentry along the sill. All of it is easier to plan once the edge has been seen.

What the finding changes

Once the edge is exposed, the plaster is cut back to a level line above grade and a screed is fixed along it. Damaged wood is replaced, bolts are cleaned or substituted, and the soil is regraded to fall away. Drainage may be added if water collects at the wall. The scope is updated to describe the new items separately, so the original repair and the footing work can each be understood on their own, and you can weigh them one at a time.
