Pacific Palisades Windows & Doors in Coated Steel
Galvanized, powder-coated steel window and door frames for Pacific Palisades homes, with tempered insulated glass chosen to resist fire heat and salt air.
Fire heat and salt air both test a Pacific Palisades opening, and slim steel frames answer the two. Steel holds its profile when a fire heats the wall and adds no fuel to the flame, so the glass stays gripped in its stops. Rust is the weak point near the ocean, which is why each frame we order is galvanized and then powder coated, and the zinc under the paint keeps guarding any spot where the coating gets chipped.
Why the frame metal matters in a fire
Vinyl begins to soften at a fraction of the heat a burning hedge can throw at a wall, and once a frame deforms, the sealed unit it holds can shift and open a gap. Steel keeps its shape much longer and adds no fuel of its own. Thermally broken steel sections carry a resin barrier between the inner and outer faces, so the frame does not pipe heat and cold straight into the room, and the units can still meet the energy code. Sightlines stay narrow, since steel is stiff enough to hold a large pane in a thin profile.
Permits, coastal review and the steel order
LADBS reviews window and door work here and inspects it on behalf of the City of Los Angeles. Where a lot falls inside one of the mapped fire hazard zones that cover parts of Pacific Palisades, the new units follow the wildfire chapter for glazing and door slabs. A lot may also lie within the coastal zone, in which case an exterior change can need a coastal clearance from the city before the permit is issued. Steel units are made to order, so each opening is measured with the old trim off, and the quote lists frame finish, glass build and hardware metal for every unit.

Windows & Doors in Pacific Palisades: common questions
Steel frames do not change the glass rule, which looks at the panes. On a mapped Pacific Palisades lot, each new exterior window and glazed door needs tempered glass as one layer of an insulated unit, unless the product is glass block or carries its own fire rating or test listing. We order tempered glass on both faces, which also settles safety glazing at doors.
Most steel units go in full-frame, anchored to the rough opening, because an insert would leave the old frame and any rust or rot behind it hidden under trim. Removing the old frame also opens the sill to view, so damaged wood is replaced and a sloped pan is set. If cutting the stucco is the bigger concern and the old frame has stayed true, an insert remains an option.
Openings with vinyl frames go first, because those are the ones that can sag and drop their glass when the wall gets hot. Glazed doors with untempered lites join them. Old steel or aluminum frames that still close tight and show only surface rust can be cleaned, sealed and left for a later stage.
