Windows & Doors in Bel Air, With French Doors That Seal Every Day
Bel Air French doors and windows built for daily use: an astragal that seals the center, bolts that hold the fixed leaf, and tempered insulated glass.
A pair of French doors opening to a Bel Air yard has to seal again every time it closes, and the seam between the two leaves is where embers find a way in. So we set one leaf as the daily door, hold the other with top and bottom bolts, and fit an astragal that closes the center gap each time the active leaf latches.
Bolts, latches and the sweep
A multipoint lock on the active leaf draws it against the weatherstrip at the head, middle and sill in one turn of the handle. The inactive leaf's bolts drop into a strike in the sill and lift into the head, so it stays put when the other leaf swings. Hinges are set so both leaves meet the astragal evenly, and an adjustable sill lets the sweeps press along their full width. Heavy tempered insulated panels call for ball bearing hinges. Before we leave, the pair is opened, closed and locked with you, and anything that drags is adjusted then.
LADBS and the mapped lot
LADBS is the permit office for Bel Air work. Where the state has mapped the lot as a fire hazard severity zone, each window and glazed door appears on the schedule with its wildfire route, and the energy values for the glass go on the same sheet. Exterior doors are specified as noncombustible, solid core wood of the required build, or a tested product. A copy of each product listing stays in the permit folder at the house, so the inspector can check any unit against its paperwork during the final visit.
Windows & Doors in Bel Air: common questions
Door glass counts too. The lites in a front door, a pair of garden doors and every slider panel on a mapped Bel Air lot fall under the same glazing rule as the windows. Door glass already has to be safety glazing, so the usual change is adding a second pane to form an insulated unit with a tempered layer.
Window coverings play a part. Blinds and shutters mounted inside the frame need depth, and an insert takes some of it, so they may have to move out to the face of the trim. Full-frame replacement keeps the original depth. Where coverings mount outside the opening, an insert set into a sound frame works well.
Check what stands in front of the entry. A wood screen door or a wooden storm door adds fuel right at the threshold, and its gaps hold windblown litter. A metal frame with metal mesh can take its place, or it can simply go, and because that is quick it leads. Glass upgrades follow, led by the openings that face planting.
