If the main electrical panel of a La Verne house hangs on a garage wall, converting that garage into an ADU puts the house's breakers inside someone else's home. Each dwelling needs ready access to its own breakers, so the panel moves to an outside wall or the house side of the garage, or the unit goes somewhere else on the lot. We find the panel on the first walk.

Moving the panel

Relocating a main panel means a new spot the utility accepts for the meter, a new service entrance and new feeders back to every circuit, which is real work on any house. Where it fits, we set the meter and main breaker on an outside wall, then run a subpanel for the house and a separate subpanel for the unit. A load calculation shows whether the existing service can carry both or needs an upgrade. Grounding and bonding are brought up to current code at the same time.

Closing up the garage

With the panel handled, the garage door opening is framed in as a wall with a window or a door, sheathed and finished in stucco or fiber cement. The slab is checked for level and moisture, and a raised floor or a new topping goes in where needed. Walls and the ceiling are insulated, and any attic vents above the conversion are replaced with listed ember-resistant ones. A garage that shares a wall with the house gets a rated separation between the two dwellings, sealed at every pipe and wire.
