San Dimas ADU Construction with Steel Sunshades
San Dimas ADUs with fixed steel sunshades over the sunny windows, cement plaster walls and a cool roof, planned and built by Fernhill Builders.
Fixed louvers of galvanized, powder-coated steel, bolted above the windows on the sunny walls, are the material we bring to a San Dimas ADU first. An inland lot takes hard sun and dry wind, and the blades stop high midday light before it heats the glass, while lower sun in the cooler months still reaches the room. Steel will not burn, split or sag the way a wood trellis can, and dust rinses off with a hose.
Fitting the louvers to the wall
Each sunshade hangs from steel brackets screwed through the plaster into blocking set in the framing before the walls close, so the load reaches studs and never rests on the finish alone. Every bracket gets a sealed flashing collar where it pierces the weather barrier. Blade spacing and depth come from the window height and how high the sun stands when it strikes that wall. Where light arrives from overhead at midday, short horizontal blades do the job, while a wall that catches low late-day light may call for a deeper projection or an upright screen. Blades are set with a slight tilt so rain runs off their outer edge, away from the sill.
Keeping heat off the rest of the shell
The roof of the unit gets a light, cool-rated covering, and the attic or rafter bays breathe through openings fitted with fine metal mesh. Walls get cement plaster over a drainage layer, a finish that does not burn and stands up to sun. Windows use insulated glass whose outer pane carries the solar-control coating on its inside face, the position that turns heat back before it crosses into the room. Insulation in the ceiling runs thicker than in the walls, since a small roof gathers the most heat. Together these keep the main room steady without a large cooling unit.
ADU Construction in San Dimas: common questions
State fire hazard maps settle it, and the building department serving San Dimas can confirm whether they take in the parcel. Inside a mapped zone, the roof covering, siding, vents and glazing follow the wildfire chapter of the code. Outside one, a standard exterior passes, and the steel shades, plaster and mesh vents we propose still resist embers.
Our package prepares the permit set for a single-level unit that meets the size limit on our ADU page. In a San Dimas set with sunshades, the wall sections carry the bracket and blocking details, and the energy forms can credit the shading. A larger or two-story design is quoted on its own, and city fees and the build are priced apart.
Often, when the lot has room for both footprints and San Dimas accepts the order of work. Building them together lets one steel order cover the sunshades on both houses and one trench carry utilities out to the unit. Before design we confirm the rebuild's permit route and whether the unit can share it.
