Studio City Bathroom Remodeling, Hidden Damage Fixed
Studio City bathroom remodels that open the floor and walls, repair hidden rot or failed pipe, and rebuild the shower over a tested membrane.
Lift the tile around a Studio City toilet and the subfloor can tell a different story from the clean surface above it. A slow leak at a worn wax ring may soften plywood and stain the joists long before anything shows. When we find that, the remodel adds new subfloor and sistered lumber along any weakened joist, and the toilet flange is reset to the height the new tile calls for.
Other things walls can hide
If the walls hold galvanized steel supply pipe, rust may have narrowed it from inside, and we quote replacing it with copper or PEX back to a sound tie-in point. An old cast iron drain can crack along its bottom where nobody sees it, so a camera goes through it before the shower is designed. Wiring with no ground, or a fan duct that dumps into the attic, gets corrected through the same opening. Each finding is written into the scope as its own item, with the change it makes to the price.
How a finding changes the plan
A soft subfloor adds a framing inspection before the floor closes, which moves the schedule. A drain that must be replaced may shift where the shower drain can sit, and that changes the pan layout and sometimes the glass. When the hidden work is larger than expected, we show you the open wall, explain what it means and agree the change in writing before continuing. Nothing gets covered until the Los Angeles Department of Building and Safety inspector has signed the rough work.

Bathroom Remodeling in Studio City: common questions
One with a damper that seals the opening when the fan is idle, set in a metal hood on the wall or roof. Opening the ceiling sometimes shows the old duct stopping in the attic, and we extend it to that new cap. Should the address sit inside mapped fire hazard boundaries, we install an ember-tested model.
Usually. Once the tub is out we can see the drain, the framing and any rot around the old overflow, which is where a tub tends to hide a leak. The drain is upsized for a shower, damaged framing is repaired, and the new valve has built-in scald protection. Then the pan and membrane go in.
After any rot is cut out and the framing is sound, backer board goes up and a membrane covers the whole wet area, lapped at every seam and sealed into the drain. A filled pan stands for a set period to prove it holds. Tile only goes on once the water line stays put.
