North Hollywood Tenant Improvements, Reuse Checked
North Hollywood tenant build-outs that start by measuring what can stay: doors, restrooms, ceilings and the accessible route, checked before the scope is set.
"How much of this suite can stay?" Asked on the first walk-through of a North Hollywood space, it gets a measured answer. We check the ceiling grid, the doors and their hardware, the light fixtures, the restrooms and the path from the entry to them. Items that suit the new layout and still meet current code are kept. Anything plan check would reject, such as a door too narrow or a restroom without clear turning space, goes on the scope.
What the walk-through measures
Door openings are measured for clear width, and the floor beside each latch for maneuvering room. At the restrooms we check grab bar backing, fixture heights and the space in front of the toilet and lavatory. Above the ceiling we note duct runs, sprinkler mains and any wall that stops short of the deck where the plan needs it rated. These findings shape the drawings, and they are what LADBS reads when it decides whether the path of travel must be upgraded along with the alteration.
Who pays for which part
Responsibility for each item comes from the lease and the work letter, and our written scope follows the division they draw. Base building items, such as a shared restroom or the main electrical service, sit on the landlord's side when the letter puts them there. Tenant items, such as new partitions, lighting and finishes, sit on the other side. Where the letter says nothing about an item the walk-through turned up, we list it separately so the two parties can assign it before the drawings go in for review.

Tenant Improvements in North Hollywood: common questions
Evening and weekend shifts are possible where the building requires them. Tasks that make noise, dust or odor, such as demolition, slab coring and adhesive work, can be scheduled after the other tenants leave, with day hours kept for quieter trades. The landlord and tenant both receive the work hours in writing before the job starts.
We do, through LADBS. The drawings go in with the tenant's layout, we answer each correction from plan check, and we schedule inspections as framing, rough work and finishes are ready. Sprinkler changes get their own fire review, which we track to approval as well.
Yes. We read the work letter beside the drawings and price what falls to the tenant, item by item. If the walk-through found something the letter does not cover, such as a door that fails its clearance, the price shows it as an open item until landlord and tenant settle who carries it.
