Redondo Beach Windows & Doors, Lead Tested First
Redondo Beach windows and doors replaced in a fixed sequence: lead test, containment if needed, removal, pan and flashing, new unit, then plaster and paint.
A lead test on the painted trim and sills opens the sequence on a Redondo Beach window job, ahead of any cutting. The result sets how every later step runs. A clean result means ordinary removal. A positive one means plastic containment, misting, bagged debris and a careful cleanup, all set up before the first frame is loosened. Flashing, setting and plaster then follow in a fixed order.
Containment, removal and the clean opening
When paint tests positive, plastic sheeting is taped to the floor and wall inside and spread on the ground outside before any trim is pried. Surfaces are misted to keep dust down, frames are freed with hand tools and low-dust cutters, and debris goes straight into sealed bags. Cleanup ends with a HEPA vacuum and wet wiping, and a cleaning check closes out the area. When paint tests clean, the room is still covered and removal proceeds in the usual way. Either way, the bare opening is checked for rot and rusted lath before anything new goes in.
Setting the unit and closing the wall
The new window goes in by a fixed sequence. A sloped pan is laid at the sill, the unit is leveled and then nailed off through its fin, flashing tape runs up each side, and the head flashing goes on last with the building paper above folded down onto it, so every joint sheds water outward. Fasteners are stainless or coated, since metal near the ocean corrodes faster. Stucco is patched in coats with curing time between them, and paint waits for the patch to cure. The Redondo Beach building division inspects at the stages the permit lists.
Windows & Doors in Redondo Beach: common questions
Lead and wildfire glazing are separate rules. The glazing rule applies when a Redondo Beach parcel lies inside a fire hazard area on the state map, and then each exterior window needs an insulating unit with a tempered sheet in it, glass block, or a window approved through fire testing. We look the parcel up while the paint results are being read.
The lead result can tip it. An insert disturbs less painted trim, so on a house with lead paint it keeps containment small, provided the frame is sound and dry. A frame with rot or a history of leaks still has to come out, and containment is then built around that opening.
Openings that leak or hold cracked glass are scheduled first. After that, lead shapes the plan: windows in the same room are done together so containment is built and taken down there only once. Rooms without lead fill in around them, each stage priced apart.
