ADU Construction in Sun Valley, Starting Below Ground
Sun Valley ADUs start with a soil test for expansive clay, then footings, drainage and a hardened stucco shell designed around what the ground shows.
Expansive clay swells when it gets wet and shrinks as it dries, and we want to know early whether the ground under a planned Sun Valley unit contains it. On the first visit we dig a few hand holes where footings would go and pull soil from each. A sample that turns sticky and slick when worked between the fingers points to clay, and that finding shapes the foundation, the drainage and even the wall finish.
What clay changes in the foundation
Clay that moves can lift one corner of a slab and drop another, which cracks floors and racks door frames. When the hand samples suggest it, we bring in a soils engineer, and the report sets how deep the footings go and how the slab is reinforced. Sometimes the answer is deeper footings and a thicker slab with more steel. Sometimes it is a post-tensioned slab or swapping the top layer of soil for compacted fill. If the samples come back gritty and firm, a standard slab on grade generally serves.
Keeping the walls tight on moving ground
A slab that shifts even slightly can open hairline cracks in stucco, and each crack is a path for water and, in a fire, for heat to reach the framing. On clay we pair the stucco with control joints and a drainage plane behind it, so any movement lands at a joint built to take it. Grading slopes away from the walls on every side, and roof downspouts empty into pipe that carries water well clear of the footings. Keeping the soil around the slab at an even moisture level is most of what keeps clay quiet.
ADU Construction in Sun Valley: common questions
Code requirements follow the fire hazard severity mapping, which LADBS looks up for each Sun Valley parcel when plans come in. Off the map, the code allows a standard exterior, yet we still draw stucco walls, listed vents and tempered glass, because those choices are easiest to make while the unit is still on paper and they keep out embers blown in from elsewhere.
For a Sun Valley lot with clay in the soil, the structural sheets record the footing depths and slab design taken from the soils report, and plan check reads them closely. The package covers a qualifying single-story unit, and the soils engineer's fee is quoted apart from it.
If the main house is being rebuilt, the soils work done for it can often inform the unit's foundation too, and LADBS may let both proceed on related permits. Whether that works depends on the lot and the route the rebuild takes. We sort out the order with the department before any concrete is scheduled for either building.
