Sun Valley Fire Rebuild & Reconstruction
Sun Valley fire repairs priced after a test cut through the stucco shows the paper and sheathing behind it, then rebuilt with a noncombustible wall face.
On a Sun Valley fire job, a saw cut through the stucco on the wall that faced the heat comes before any pricing. Stucco can look sound from outside while the paper behind it has burned and the sheathing has charred. A small test opening shows all three layers at once, and it tells us whether that wall can be patched or needs to come down to the studs.
What the test opening shows
Behind sound stucco we expect intact building paper and dry, unmarked sheathing. Brittle or missing paper means the wall has lost its drainage layer, and new stucco over it would trap water. Charred sheathing means the wall has lost some of its bracing, so the engineer decides how much to replace. We cut openings on each damaged wall and photograph them, so the quote shows which walls get a patch and which get stripped to the framing and built back in full.
Choosing the new wall face
Where walls come down to the studs, the rebuilt face can be three coat stucco over new paper and lath, fiber cement over a water-resistive barrier, or another noncombustible cladding. Patched areas tie into the existing stucco with a lapped paper joint so water drains past the seam. Where a fire hazard map covers the parcel, the wildfire chapter narrows the choice, and LADBS confirms the mapping in review. On an unmapped parcel the hardened faces are upgrades, each with its own figure on the quote.

Fire Rebuild & Reconstruction in Sun Valley: common questions
The test openings and the engineer's walk decide it. Walls that held behind the stucco, over a sound frame, point to a repair with new faces where needed. Openings that show char deep in the framing on several walls point to a rebuild. Both come to you in writing, with the photos from each cut.
We can. A first estimate often prices a stucco patch where the openings show the paper and sheathing behind it must go too. Each test opening gets set beside the matching estimate line, with photos, and the gaps are marked for you to take to your insurance adjuster.
Cladding is where it touches this work. If LADBS finds the Sun Valley parcel on a state fire hazard map, each rebuilt wall takes a face that is noncombustible or resists ignition, and the roof, vents, glazing, eaves and attached decks fall under the same chapter. Without a mapping, stucco is still a sound wall face against fire, and any other hardened part can be priced by itself.
